The BKC Experience

From Dream to Dry-In, at Your Pace.

Chasing plans, prices, and a dozen scattered suppliers on your own is why most self-managed barndo builds stall before they start. We clear the path so you build exactly the way you want, on your schedule, protecting your time and your money.

  • Free call, straight answers on cost and next steps
  • 100% money-back during design

Nobody hands you a plan, a price, and the materials in one place. So your build keeps slipping further into the future.

Months of saving floor plans and watching videos, and you're no closer to breaking ground, because it all keeps running into the same three questions.

Unpriced
"What will this cost me?"
Unclear
"What do I do first?"
Scattered
"Who do I even call?"

Every answer starts with "it depends," so the plan stays in your head and the build stays a someday. No amount of research adds up to a finished barndo.

The people who break ground aren't smarter than you. They just have a clear path, with the scattered parts handled. That's us, and the only move you have to make now is the first one.

The BKC Path

From first call to dry-in

  1. Step 1

    Dream

    Bring us the mess.

Bring your screenshots, Pinterest boards, and must-haves, however messy. Turning that pile into a direction you can act on is our job, and it starts with one call.

You leave this step with: a clear picture of what's possible on your land and a realistic budget range. No more "it depends."
  2. Step 2

    Design

Your layout, built around how you live, and turned into plans built for permitting.

We build the plan around the home you need, as-is, modified, or fully custom, and turn it into the construction documents your bank, county, and subs rely on.

Most kit companies hand you a fixed catalog and make you fit it. We refine with you until you sign off.

Every plan comes with our Dream to Dry-In Promise: complimentary MEP design, unlimited revisions on modified and custom plans (as-is plans are ready as drawn), and 100% money-back any time during design. What you spend credits back toward your materials kit, the full amount, no cap.

If your county requires a stamped structural engineer, you hire one directly and we help you find a good one.

You leave this step with: a plan you believe in and a clear path to financing.
  3. Step 3

    Materials Kit

    Every material, from one place.

When you're ready, we pack the kit. Every material matched to your plan, in one coordinated order, on site in as little as six weeks.

No takeoff guesswork, no seven vendors shipping out of order while your crew waits.

Lumber, trusses, metal roofing and siding, Pella windows, Therma-Tru doors, GRK fasteners, all matched to your plan and shipped on your schedule.

You leave this step with: everything you need to reach dry-in, on site and in order.
  4. Step 4

The shell is up and weather-tight, with the roof, walls, windows, and doors on, so the inside is protected and you can finish at your own pace.

Roof on and weather out. Now the pace is yours.

We deliver the materials. How they go up is your call. The more you take on, the more you keep.

DIY, self-manage, or hire a GC. We can fit in and guide you along the way, no matter the route.

You leave this step with: your barndo dried in and a build you finish on your terms. The work is real, and you'll always know what's next.

Is this you?

We built this process for the owner-builder ready to get moving this year.

This is for you if

  • You own your land, or you're closing on it soon.
  • You can fund a total build starting around $200,000 (the materials package is one piece of that, alongside your foundation, labor, and finishes).
  • You're ready to start on plans and permits in the next few months.
  • You want to run your own build, whether you do the work, manage your own subs, or hire your own GC. The more you take on, the less money you give away.

This isn't the right time if

  • You don't have land yet.
  • You're still in pure research mode with no timeline.
  • You want one company to hand you the keys to a finished home while you stay on the sidelines.

If that's where you are, it's not a no, just a not-yet. Get your land under contract and a way to pay for it, then come back ready. But if you read that list and it's you, you're exactly who we built this for.

What's the Cost of Waiting

Waiting feels free. It isn't. Every season you hold off, the same barndo costs a little more and drifts a little further away.

Inflation
The same dollar buys less of the same build every month.
Rising material costs
Lumber, steel, and windows keep trending up, not down.
A lost building season
Miss your weather window and the whole timeline shifts a year.
Rent or interest you keep paying
You're still paying to live somewhere that isn't your barndo.

We can get your materials on site in as little as six weeks. So how much longer do you want to wait to live in it? One call tells you if this is your year.

Great quality kits and great customer service. The best in the industry!

You don't have to figure it all out. You only have to take the first step.

You've done enough research. The plans, the pricing, the materials: that's our job, and it's a path we've walked many times. Yours starts with one call. No pressure, just a real conversation about your build, your land, and your numbers. Not a sales pitch.

  • Real answers about your build
  • 100% money-back during design
