What's Included in the Floor Plan Package?
The floor plan set can be purchased individually without ordering a materials kit. The cost of plans is credited back to you when you order a materials package from us. There are options available for stock kit plans or custom plans.
The Floor Plan Package includes:
- Floor plan
- Elevations
- Framing layouts
- Foundation plan
- Post layout (if post-frame build)
- Cross sections
- Construction notes
- Mechanical, electrical, and plumbing (MEP) plans available for additional cost
Not Included:
- If required, structural engineering will need to be conducted by a design professional licensed in your state. This service is not offered by Barndo Kit Co at this time

The All-In-One Fast Dry System includes the Rapid Framing System with pre-assembled wall and roof panels designed to make your barndo shell go up faster and easier. Exterior wall panels arrive assembled, with the window and door openings already framed in, so they can be stood up and fastened to your posts or foundation instead of built piece by piece on site. Roof panels are also pre-prepped to secure to the trusses and keep the build process moving.
You OR Your Local Contractor will be responsible for:
- Site prep, permits and foundation
- Framing nails
- Labor to construct the kit
- Mechanical (electrical, HVAC, plumbing)
- Dry wall, paint, and finishing materials
- Structural engineering and engineered plans to be conducted by local professional

Shipping and Return Policy
Shipping Information
Delivery Timeline
Your custom barndominium kit will be manufactured and shipped within4-8 weeksof order confirmation and payment processing under most circumstances. Order processing begins immediately upon receipt of your signed plans and payment.
Shipping Coverage
We ship complete barndominium kits to addresses across the majority of the United States. Delivery is arranged and fulfilled directly by our manufacturing partners using specialized freight carriers experienced in handling construction materials.International Shipping: We currently do not ship outside the U.S.
Order Processing
All orders are processed in a timely manner after payment confirmation based on all of the materials in being invoiced. Orders are not processed or shipped on weekends or holidays. If we are experiencing high volume and pending material selections, processing may be delayed. We will contact you via email if there will be any significant delays in your order.
Delivery Process
- Freight Delivery: All kits are delivered via freight truck to your specified delivery address
- Site Requirements: Delivery site must be accessible by standard freight vehicles and have adequate space for unloading
- Delivery Notification: You will receive advance notice of delivery date and approximate time window
- Customer Inspection Required: Upon delivery, you must conduct a thorough inspection of all materials while the delivery driver is present. Check for:
- Document Everything: Note any damage or discrepancies on the delivery receipt before signing. Take photos of any damaged materials. The delivery receipt is critical for filing damage claims
- Driver Acknowledgment: Ensure the delivery driver acknowledges and signs off on any damage noted on the delivery receipt
Shipment Confirmation & TrackingYou will receive a shipment confirmation email once your order has shipped, containing tracking information when available. Tracking numbers will be active within 24 hours of shipment.
Customs, Duties, and Taxes
Barndo Kit Co. is not responsible for any customs, duties, or taxes applied to your order. All fees imposed during or after shipping are the responsibility of the customer.
Material Warranty
What Is Covered
Barndo Kit Co. provides the following warranties on materials included in your kit:Wood Posts: Limited warranty against manufacturing defects affecting structural integrityMetal Siding and Roofing: 40-year warranty against premature weathering, cracking, or coating failure under normal weather conditionsLumber Components: 1-year warranty against defects in materials affecting structural integrityWindows and Doors: Manufacturer warranties apply – warranty documentation provided with invoices
What Is Not Covered
The following are excluded from material warranty coverage:
- Damage due to improper installation, storage, or handling
- Normal wear and tear or fading due to exposure
- Damage from extreme weather events (hurricanes, tornadoes, floods, earthquakes)
- Modifications made to materials after delivery
- Damage from improper site preparation or foundation issues
- Cosmetic issues that do not affect structural integrity or function
Return Policy
Limited Return Eligibility
Due to the custom nature of barndominium kits and difficulty of transporting materials, returns are extremely limited and are more likely to be credited.Eligible for consideration:
- Materials damaged during shipping (must be reported within 48 hours of delivery)
- Incorrect materials shipped due to our error (must be reported within 7 days of delivery)
- Manufacturing defects affecting structural integrity (must be reported within 30 days of delivery)
Not Eligible for Return:
- Change of mind or project cancellation after production has begun
- Incorrect measurements provided by customer
- Materials that have been installed, modified, or used
- Custom-cut lumber or pre-fabricated components
- Materials stored improperly causing damage
Return Process
- Contact Us Immediately: Report issues within the specified timeframes above
- Documentation Required: Provide photos of damage/defects and delivery receipt
- Return Authorization: Receive written return authorization before shipping any materials
- Packaging: Return materials in original packaging when possible
- Shipping: Customer responsible for return shipping costs unless due to our error
Refund Terms
- Approved returns will receive refund of material cost only
- Shipping costs are non-refundable except for items shipped in error
- Refunds processed within 10-15 business days of received returned materials
Workmanship Exclusion
Important: Barndo Kit Co. provides materials only and does not provide installation services. We do not warranty any workmanship, installation, or construction performed by you or your contractors.Installation warranties must be obtained directly from your chosen contractor or installation team.
Damage Claims
Shipping Damage
- Inspect all materials immediately upon delivery
- Note any damage on freight delivery receipt
- Photograph damaged materials before moving or using
- Contact us within 48 hours of delivery to report damage
- We will coordinate replacement of damaged materials at no cost
Manufacturing Defects
- Report suspected defects within 30 days of delivery
- Provide clear photos showing the defect
- Include lot numbers or identification markings when possible
- We will evaluate and replace confirmed defective materials
Force Majeure
Delivery delays due to circumstances beyond our control (including but not limited to natural disasters, labor strikes, material shortages, or transportation disruptions) do not constitute breach of our delivery commitments. We will communicate any known delays as soon as possible.

Licensing and Plans
Plan Usage License
Purchase of a Barndo Kit Co. barndominium kit includes a single-use license for the accompanying construction plans:
- Single Structure License: Plans may be used to construct one (1) barndominium as depicted in the purchased plans
- Non-Transferable: License cannot be sold, transferred, or distributed to others
- Modifications Allowed: You may modify plans to meet local building codes or site conditions
- Commercial Use: Standard license is for residential use only. Contact us for commercial licensing
Plan Copyright
All construction plans and designs are protected by U.S. copyright laws. Unauthorized reproduction, distribution, or sale of plans is prohibited and may result in legal action.
Construction Disclaimers and Limitations
Site-Specific Requirements
Our plans and materials are designed to meet generally accepted construction standards. However, they are prepared without knowledge of your specific site conditions, which may include:
- Local soil bearing capacity and frost depth requirements
- Seismic and wind zone specifications
- Local building code variations
- Site-specific engineering requirements
Customer Responsibilities
It is your responsibility to:
- Consult with local building departments for code compliance
- Hire qualified structural engineers when required by local codes
- Ensure all work meets current federal, state, and local building requirements
- Verify all dimensions and specifications before construction begins
- Obtain all necessary permits and inspections
Limitation of Liability
Barndo Kit Co. has not been engaged for construction supervision and assumes no responsibility for:
- Construction conformance to plans
- Construction methods, techniques, or safety procedures
- Builder negligence or misuse of plans
- Defective materials used by builders
- Site-specific modifications required by local codes
Any use of our plans and materials without adaptation to local conditions is at the customer’s sole risk.
